We have successfully represented both buyers and sellers of commercial retail or office space in mixed used multiple residential buildings with condominium units. The early developers of mixed use multi-family residential had ground floor retail or office uses foisted on them by the building codes. The acceptance of this space either for lease or sale in the market place was very negative. It took approximately 10 years for a general acceptance on both sides and favorable economics to appear. With the use of SBA financing today’s cost of ownership for a small space makes this a truly attractive alternative and this is a thriving and dynamic alternative in our market for smaller users seeking key locations.
